8:15 a.m. CONFUSED? YOU ARE NOT ALONE

Rarely – if ever – has the real estate industry been the recipient of such contradictory messages. Economists tell us that the recession is nearing an end but unemployment figures show that a recovery in the job market is still a distant target. The capital
markets are open again for REITs at a time when the fundamentals of supply and demand for real estate continue to weaken. The predicted chaos of the mortgage refinancing market has yet to materialize. Are we just early in the game or is the sky refusing to fall? The key that unlocks the mystery is liquidity and what it will mean for the Canadian real estate market in 2010 and beyond.

Paul Morassutti, COO, Altus Group
John O’Bryan, Vice Chairman, CB Richard Ellis Limited

8:45 a.m. THE GREAT DEBATE: IF THE RECESSION IS REALLY OVER, THEN WHAT KIND OF RECOVERY CAN WE EXPECT? WILL THE DELEVERAGING LAST A DECADE? SUSHI ANYONE?
There is no clear consensus on how the recession and the economy are unfolding. Some pundits feel that the recovery is already underway – not only in Canada but in the United States as well. Other experts believe that many key fundamental pre-requisites for an economic upturn have not come into fruition. This session will feature two leading economists who will offer their insights and perspectives on the situation and conditions in North America and where we are heading for 2010. While they agree on some elements, they hold very different views on others. Following their respective presentations, there will be a question and answer discussion with the participants.

Moderator:
Simon Nyilassy, President & CEO, Calloway REIT

10:20 a.m. MAKING STRATEGIC SHIFTS IN UNCERTAIN TIMES

An informative panel discussion that will examine the impacts and fallout from the global recession on the availability, cost and deployment of capital; and the performance of the public and private debt and equity markets and the Canadian real estate asset class specifically. The participants will offer their views from different points on the compass as they comment on what they see is currently happening; what they foresee in 2010 and beyond; what risks and opportunities they feel are emerging at this time; what the market fallout has meant in strategic terms for their organizations; where they would favour deploying their capital; and where the real estate asset class fits relative to all their other investment opportunities for the year ahead.

Moderator:
Jon Love, Managing Partner & CEO, KingSett Capital

Panel:
Ira Gluskin, President & CIO, Gluskin Sheff + Associates Inc.
Jim Keohane, Senior Vice President, Investment Management & CIO,

11:30 a.m. CREDIT AND DEBT ARE STILL A HOT ISSUE.
AN EVEN GREATER CHALLENGE IS DETERMINING WHAT LIES AHEAD

Credit will continue to be a significant central focus for real estate executives for at least the next twelve to eighteen months – if not longer. We have all witnessed dramatic changes to valuations, LTV ratios climbing, the credit worthiness of real estate declining, and a structural imbalance within the industry. These trends represent major threats to new investors that might make many people sit on the sidelines and not do anything. At the same time, they create new opportunities for the brave who will deploy capital in this environment. These issues affect everyone – from the owners of assets, equity funds and private investors to banks, pension funds and other institutional sources of recapitalization. On the one hand there is a certain level of optimism but on the other there is still a huge wall of refinancing that must be addressed both within the public and the private sectors. That raises many questions beginning with the following one: how will everyone who has debt on their balance sheets be able to refinance their assets going forward? This panel will examine these key trends and issues.

KEYNOTE SESSION A1:

GLOBAL REAL ESTATE AND THE RE-PRICING OF RISK: HOW MUCH LIQUIDITY AND DEALFLOW IS RETURNING TO THE MARKET?

A wide ranging discussion on international real estate trends as well as the outlook for continuing foreign interest in the Canadian market. The panel will also assess what impact the economic slowdown around the world and the issues associated with credit markets have had on values, the pricing and availability of capital, investment activity, and the risk tolerance for real estate. What are the major issues and challenges facing investors, owners, and private and public equity decision-making in a global context as 2010 approaches? What is the prevailing view on the pricing of real estate around the world? When will investors and liquidity move aggressively back into the market from the sidelines? The participants will offer viewpoints from different vantage points as they comment on what is currently happening in tier one vs. emerging markets; what risks and opportunities do they see growing in 2010 and beyond; and what the market fallout has meant in strategic terms for their respective activities.

KEYNOTE SESSION A2:

WINNING THE WAR FOR YOUNG TALENT AND SUCCESSION PLANNING: RECRUITING, RETAINING, DEVELOPING & ENGAGING THE NEW WORKFORCE

Talented professionals are the cornerstone of any successful real estate business and even in hard times good people can be difficult to find. With baby boomers soon to start retiring and a smaller (and much more demanding) pool of talent in Gen Y and Gen X, organizations must begin to plan for succession, develop younger talent, and create a work environment that can win the next generation. In this session, one of North America's leading voices on employee retention and generational values will bring practical ideas and insight to help your company win the talent war. You will learn the five keys to keeping young talent, best practices for mentoring upcoming talent, ways to keep talented boomers working longer, and the keys to creating a culture where talented people rarely jump ship. One of North America’s leading experts will be joined by three senior executives who will share their best strategies for succession planning and developing young talent. The session promises to be hard hitting and filled with practical ideas you can use as soon as you leave the session.

Keynote Speaker and Facilitator:
Dr. John Izzo is one of North America’s sought after advisors on attracting and retaining good talent and creating great workplaces. One of his best-selling books is Value Shift: Recruiting, Retaining and Engaging the New Workplace. He will share a lifetime of learning from working with and researching many of these unique places where passionate commitment reigns as normal everyday reality.

Panel:
David Bowden, President, Canada, Colliers International
Diane Jeffreys, National Industry Leader - Building, Real Estate, and
   Construction, KPMG LLP
Stephen Taylor, President & COO, Morguard Investments Limited
