Rarely – if ever – has the real estate industry been the recipient of
such contradictory messages. Economists tell us that the recession is
nearing an end but unemployment figures show that a recovery in the job
market is still a distant target. The capital
markets are open again for REITs at a time when the fundamentals of
supply and demand for real estate continue to weaken. The predicted
chaos of the mortgage refinancing market has yet to materialize. Are we
just early in the game or is the sky refusing to fall? The key that
unlocks the mystery is liquidity and what it will mean for the Canadian
real estate market in 2010 and beyond.

THE GREAT DEBATE: IF THE
RECESSION IS REALLY OVER, THEN WHAT KIND OF RECOVERY CAN WE EXPECT? WILL
THE DELEVERAGING LAST A DECADE? SUSHI ANYONE?
There is no clear consensus on
how the recession and the economy are unfolding. Some pundits feel that
the recovery is already underway – not only in Canada but in the United
States as well. Other experts believe that many key fundamental
pre-requisites for an economic upturn have not come into fruition. This
session will feature two leading economists who will offer their
insights and perspectives on the situation and conditions in North
America and where we are heading for 2010. While they agree on some
elements, they hold very different views on others. Following their
respective presentations, there will be a question and answer discussion
with the participants.

CREDIT AND DEBT ARE STILL A HOT ISSUE.
AN EVEN GREATER CHALLENGE IS DETERMINING WHAT LIES AHEAD

Credit will continue to be a significant central focus for real estate
executives for at least the next twelve to eighteen months – if not
longer. We have all witnessed dramatic changes to valuations, LTV ratios
climbing, the credit worthiness of real estate declining, and a
structural imbalance within the industry. These trends represent major
threats to new investors that might make many people sit on the
sidelines and not do anything. At the same time, they create new
opportunities for the brave who will deploy capital in this environment.
These issues affect everyone – from the owners of assets, equity funds
and private investors to banks, pension funds and other institutional
sources of recapitalization. On the one hand there is a certain level of
optimism but on the other there is still a huge wall of refinancing that
must be addressed both within the public and the private sectors. That
raises many questions beginning with the following one: how will
everyone who has debt on their balance sheets be able to refinance their
assets going forward? This panel will examine these key trends and
issues.
