STRIKING AN ALLIANCE: THE BROOKFIELD & AIRBNB $200 MILLION DEAL

Brookfield announced plans to invest some $200 million in a JV with Niido, Airbnb’s multifamily development partner. The platform they have invested in is scheduled to purchase up to 6 apartment buildings in Florida and develop these properties into communities allowing tenants to rent them out for almost half the year and profit share with the landlord. Under this formula, landlords are seeming to embrace the home-sharing platform rather than consider it a nuisance. This makes sense with recent U.S. survey results showing that more than half the nights booked on Airbnb in 2017 were in apartment and condo buildings. In addition, the same surveying group, the National Multifamily Housing Council and Kingsley Associated discovered that about 50% of renters under 25 are keen to generate additional income through home-sharing, providing potentially increased value to those units that are welcoming to the Airbnb type platform. Niido is taking the accessibility of these properties one step further and will be creating hotel-like amenities for guests in addition to offering a master host on each site. This is a revolutionary model and one the entire industry is eager to see how it was structured and plays out. We are honored to have our speaker join us and share his experience with us.

Investors all want to maximizing cash proceeds when selling or structing an exit strategy for their assets/portfolio. Creativity around tax elements of an exit strategy provide additional value to vendors through efficient transaction structures. How does this work? How can one optimize their tax position and capitalize on unknown opportunities while minimizing risks? These strategies are realized through numerous types of multi-residential deal types from single/portfolio sales to asset or business sales to company shares both private and public. CONSTRUCTION COSTS HAVE BEEN SPIKING FOR MULTI-RESIDENTIAL DEVELOPERS AND RENOVATORS – WHERE DO THEY GO FROM HERE?

The cost of construction is rising rapidly for multi-family developers and contractors which in turn is making it more expensive to build and hence straining development budgets. How do you proforma your projects without understanding where costs are headed over the planning and build period? This session will focus on costs across all areas of the development chair including a look at the worker pipeline to anticipate shortages or surpluses.

THE COMMUNITY HONORS ROGER GREENBERG:
LIFETIME ACHIEVEMENT AWARD INTERVIEW AND PRESENTATION 

Roger is the Executive Chairman of the Board for Minto. He is also the Executive Chairman and Managing Partner of the Ottawa Sports and Entertainment Group (OSEG), sits on the Board of Governors of the Canadian Football League, and was one of five members of Ottawa's business community leading the Lansdowne Transformation Plan.

Roger joined The Minto Group on a full-time basis in 1985 and became CEO in 1991. He has since divided his time and passion between overseeing operations of Minto and lending his expertise to philanthropic causes in the community. In October 2013, Roger turned over the CEO reins to Michael Waters.

Throughout his career, Roger has received many distinguished awards, including being appointed a Member of the Order of Canada, the Federation of Rental-housing Providers of Ontario (FRPO) Lifetime Achievement Award, the Queen Elizabeth II Diamond Jubilee Medal, the Gilbert Greenberg Distinguished Service Award by the Ottawa Jewish Community, Ottawa Business Journal's CEO of the Year in 2004 and United Way Community Builder in 2001, to name a few.

Roger obtained his Bachelor of Commerce degree at the University of Toronto and his law degree at Osgoode Hall Law School. After completing his bar admission in 1982, Roger practiced real estate law at Toronto law firm Blaney McMurtry for 3 years.

What are the implications for capital across Canada and the multi-family, seniors, and student housing sector? From mezzanine, construction and development debt in addition to standard income producing asset leverage, how is the marketing shaping up with anticipate interest rate hikes? How does Block Chain and crowd funding impact this market now that transactions are being done in this space? From the traditional to the disruptions, this session will provide a solid overview of the landscape.

BALANCING DIFFERENT USES AND OBJECTIVES: FROM PLACEMAKING AND AMENITY PLANNING TO MIXED-USE CONCEPTS

Government policies across the country have been impacting the market from single family housing to purpose-built rental to the investor condo model. This session will open with an insightful discussion that reviews all the recent changes and what impact they are having.

HOW DOES THE SMALL OWNER COMPETE WITH THE LARGE OWNER: PRIVACY ISSUES, PROPTECH INTEGRATION AND RETROFIT BUILDINGS STRATEGIES?

There is no doubt that smaller properties require their own strategies. In addition, operators with smaller portfolios have differing advantages and challenges than those with large multi-regional portfolios. What are some of these winning strategies for small to medium owners and how to they stay competitive to the larger more national players?
