It’s common knowledge that demographic trends are a key factor in forming rental housing dynamics. It is also commonly known that rental housing serves a large and diverse population of millions of households across Canada. Although renting is higher among young adults, evidence shows that almost everyone rents at some point in their lives, whether by choice or by necessity. Rental housing is equally important for low-income and minority households. What do the demographics fuelling the market have to tell us about the changing dynamics of each demand group? Are they changing or staying the same? This session will explore the demand drivers behind the properties and look at major trends and influences that could have a profound impact on your business.

It is an honour to announce that Sam Kolias, Chairman and CEO, Boardwalk Real Estate Investment Trust will be in conversation with Brit Smith for what is sure to be an insightful hour.
Sam Kolias, born in Calgary in 1961 was educated as a civil engineer at the University of Calgary but did not practice his trade. Instead, at only 22 years of age, he went on to form Boardwalk in 1984. Together with his brother, their start began with the purchase of a 16-unit walk-up property in Calgary. In 1994 Boardwalk Rental Communities went public and in 2004 they became a REIT. Today, Boardwalk is the largest landlord in Canada.
Brit Smith graduated from Royal Military College in 1940. He served for four years overseas during the Second World War with the Canadian field artillery in England and in France, where in July 1944 he was critically wounded and won the Military Cross for his battlefield bravery. Smith went on to earn his law degree in 1948 and practised law for over 50 years. In 1954 (as a hobby) he started Homestead Land Holdings. Homestead has grown to become one of Ontario’s biggest and most successful residential landlords with over 25,000 units.
We are delighted to introduce these two industry icons and invite you to join us as we dive deep into conversation with them.
What’s the real story behind the booming condo market and what do the stats tell us about where new homes starts and completions are today? To what degree are we continuing to find that there is a shadow rental alternative behind the condo market? Are condo developers hesitating and turning to the rental formula? Significant discussion has been undertaken as to if there is a bubble in the Calgary, Vancouver, Montreal, Toronto and Ottawa condo market. Are developers having second thoughts, and turning to rental development or looking to JV with rental owners to mitigate any market changes? What happened in the condo market over the last 12 months and what are the implications on the rental inventory in Canada’s largest cities?

Online shopping seems to be an icon for change within industry. Just where do you store all those parcels that tenants are ordering? Does everyone need a concierge? If not – how do you decide if you want to introduce one to the building? What about specialty services? Dog walking, cleaning services, etc? Have the millennials changed expectations of service levels for all levels of renters? How do you implement amenities within an older property and what should you be offering in new buildings? How much is too much and what is not enough?
