SESSION A1:
IT’S ABOUT THE NUMBERS: A FIELD GUIDE TO THE FIRST STEP IN DEVELOPING AN APARTMENT BUILDING – EVEN IF YOU ARE A SMALL LANDLORD

New apartment construction continues to be a growing phenomenon. While there are profits to be made, knowing how to calculate, and maximize your return on investment is critical to success. This session will explore the six core questions any owner or developer needs to address to maximize return on investment, using real numbers and examples: Should you build? What should you build? What is the depth of market? How much rent can you charge? How much can you sell the building for and who can you sell to? Practical examples will be used to show how to move from a back of the envelope calculation to full-scale financial modelling. This workshop will give attendees a realistic view of development costs, operating costs, and return on investment, from a rent, cost, and investment perspective – from large to small projects.

BILL R-20 AND OTHER REGULATIONS THAT HAVE IMPLICATIONS FOR LANDLORDS IN QUÉBEC: WHAT YOU NEED TO UNDERSTAND?

However, when building a bathroom in a building requires the intervention of eight trades, the costs add up quickly. How to avoid countering the re-investment in apartment buildings? What can be called maintenance vs renovation? How to work within the law and not break the bank?

What are the strategies owners need to put in place to meet lenders criteria? What happens when a property is just too old or there is a highest and best use other than pure rental? TECHNOLOGY & THE MUST-HAVE AMENITIES FOR THE MODERN RENTER

Building amenities have come a long way, and like price and location, they can have a significant impact on the type of tenant a rental property will attract. Gone are the days that advertising the words “swimming pool” was enough to woo high-calibre tenants away from the competition. Today’s discerning renters want the types of services and features once reserved for upscale hotels. Technology offers many possibilities to both the renter and landlords.
